Exceeding Your Expectations


Assisting with Financing

This is your first step unless you are paying cash.  I will connect you with an exceptional loan officer who will advise you to the amount of mortgage dollars available to you, or inform you of your ability to obtain financing in the near future.  This information will assist you in determining your price range, the type of financing and prepare you in advance as to the closing costs. He/she will provide the pre-qualification letter needed to present with your offer on a property.  

Preparing your Purchase and Sales Agreement

I will work with you to customize our standard P&S Agreement to express the precise terms upon which you would complete a purchase.  We will also work together to complete the signed documents with the offer including the disclosures, addenda, etc.

Assisting with the 150+ steps of your Transaction

I will be with you every step of the way to monitor all contract contingencies, mortgage loan approval, deadlines, etc.  I will be your resource, guide, consultant and your advisor.  I will help you locate all the other professionals needed, including inspectors, title company, contractors.

Finding the Best Possible Property

Together, we will select listings best suited to you so we can be productive with our mutually valuable time.  Sometimes it is impossible to find the perfect property, so, I will at times, include properties which have several of the features you find most important and others you might not have considered.  You will always be the one to make the final decision.  

Negotiating and Interpreting the Market

I ask the right questions, create enough options, understand timing, understand motivation and constraints, communicate effectively, to strategically negotiate the WIN-WIN.  I will provide you with facts and figures that are my professional interpretation of the market in format(s) that will help you make informed decisions about how you choose to negotiate throughout the transaction.

Listening, Advising and Communicating

I will educate and guide you through the entire buying process and listen carefully as you describe your “wants and needs”.  I will explain the laws of Buyer Agency to you so you understand that as your Buyer Agent, I will represent, promote and advocate for your best interests.  I will communicate regularly by whatever method is comfortable for you: text, phone or email.
